#This impressive Château from 18th-19th century is situated in the Perigord Vert region of the Dordogne in a small hamlet near to a pretty village. It is a gated property and the Château and its various other buildings are surrounded by more than 30 hectares of land and gardens. The rear of the property has splendid uninterrupted views of the gardens and countryside beyond.

Some of the grounds surrounding the Château form an old 9 hole golf course which is still playable. There are various outbuildings, a swimming pool and 2 other buildings with guest accommodation. The swimming pool has its own terrace and the adjoining pool house is divided into sections for showering and housing the pool machinery, while next door has a covered outside kitchen for shade.

The Château entrance is at the side, currently used as an informal living room with a beautiful stone staircase leading to the first floor. The 2nd floor has another large landing with a bedroom in the tower which has a high ceiling. This leads through to a long hallway with 4 more bedrooms, one of which is in the other tower also with a high ceiling. A large bathroom is at the other end next to the tower bedroom. In the hall is a door for access to stairs up to the large attic.

Other Buildings:
Passing through the main gates you have another large building with 2 main entrances, a garage in between, and an apartment that needs updating and redecoration. This consists of a kitchen, WC, two double bedrooms, a bathroom and an office.
Leading through the office area is a substantial concert room with a wooden balcony at the rear. The floor of this room is part marble tiling and partly Parquet. This impressive sized room (115m2) with a bar area has a lot of potential and could be used for a variety of commercial purposes. It has a separate entrance from the staircase within it, where there is an entrance on the ground floor once used as a reception area with WCs and a shower. This room could be used as a ballroom, concert hall, meeting room, a yoga space, artist's studio.
Below, there are rooms in the other wing with their own entrance at ground level which house the boiler room, laundry room, maintenance room and another office area. This building already has oil central heating and single glazing. There is ample potential to modernise this large building and gain income if required. Behind the building is a covered hangar/barn and garden area and a sweet dovecote.

The last building is the Tower which may well be the oldest of them all (16th Century?). It has a small(50m2) tower apartment. There is a living room/kitchen with fireplace and doors onto a terrace overlooking the garden,2 bedrooms (one within the tower) and a WC and shower room. Underneath are 2 more stone built rooms for storage.

The grounds and parkland lie all around the chateau while across a small lane is 20 hectares of land consisting of fields and woodland. The land would be suitable for horses or other animals.

This is a substantial property, part of the history of the area, renovated in the 19th Century. There are so many fascinating aspects to this Château which just needs some modernisation in places. The other buildings would benefit from some updating and then could be used commercially.

Périgueux, the beautiful capital of the Dordogne is only 45 mins by car, with all its great bars and restaurants, shops etc and the city of Limoges, with its airport and links to the UK, is about an hour in the other direction. There are many attractive market towns and villages around this area containing all the amenities you will need.
