Mill conversion, small lake,river frontage,guest cottage,and more

Located a few kilometres from the Medieval Market Town of Domfront in the lush green countryside of Southern Orne, this beautiful old mill nestles at the end of a tiny lane. It is in a very good general state of repair, having been updated and refreshed over the last few years by its current French owners. The property has the river running through the land , with small bridges crossing it for access to some parts of the land. There is a small lake sourced by spring water, and the spring water also feeds wells, enablinng water supplies to almost all of the outbuildings.
The outbuildings are vast and are located not only within the attractive courtyard area, but on different areas of the land. To the rear of the property there are two stables in one paddock, a large open sided barn in another and a green house with an attached potting shed. Other outbuildings include a fantastic set of old stables which are currently used for poultry and rabbits. The main buildings form an L shape around the elevated courtyard area. There is a double door garage, with an attic, an open fronted garage which has a covered wood store to one side and an old forge with fireplace the other, this is used as a winter bbq area.
Attached to the garage is a superb wine store with lockable doors, and an attic above.
The guest cottage is on two levels, the kitchen with fitted units, dining area with fireplace and the lounge are all located on the ground floor level. The lounge has french doors, allowing the dining area and lounge to be integrated when entertaining. Both the kitchen and lounge have doors opening into the courtyard. On the first floor is a bedroom, an office area and a shower room with WC.
The main dwelling is within the main building of the old mill and has views of the countryside, the river to its side and courtyard to the front.
On a slightly lower level is the old wheel house, now a useful summer kitchen. The spacious kitchen has fitted units, a wood burning GODIN range cooker with a gas cooker of the same manufacturer to its side for summer use. The lounge has doors opening south and a large fireplace. It is a bright room with windows on several sides. Also on the ground floor is a lobby, WC, boiler room housing the central heating unit and a storage area.
The three large bedrooms are located on the first floor, one having a private bathroom. A family bathroom is also located on this level.

The land is good grazing, split into different paddocks and areas.
A beautiful location for a beautiful property.

Discuss an Offer

If this or other properties are of potential serious interest, you may wish to speak in confidence and without obligation or commitment with a sympathetic senior negotiator to discuss what flexibility there may be in the price.

Getting the right deal can be a question of good timing and we have that information.

Whatever you read in the press, it is simply not true that one can apply a percentage discount to the price of any property we like the look of. And it is a real shame to fall in love with a property that is beyond what you wish to spend or can afford.

To arrange a callback, please email in-confidence@beauxvillages.com
