Full Details
House
Ground floor
The front door opens to a large reception/entrance hall (23m2) with tiled floor and a pretty stone fireplace. To the right of the hall a doorway leads through to a spacious kitchen / dining room (31m2) with tiled floor, exposed stone feature wall, traditional Charentaise fireplace and a range of fitted kitchen units. This room benefits from underfloor heating.
To the left of the hall a short corridor leads to an office (11m2) and a shower room (walk-in shower, wash-basin and WC). As with the kitchen, both of these rooms benefit from underfloor heating.
First floor
A wooden staircase rises from the hall to the first floor landing. To the left a door opens to a very large room (31m2) which is currently used as a sitting room. This room has an exposed stone feature wall, exposed beam ceiling and a pretty fireplace.
Also off the landing are two bedrooms (26m2 and 12m2) as well as a separate WC. There is scope to add a shower room / bathroom.
Second floor
The stairs continue to the second floor landing, off which are a bedroom (14m2), and attic room (24m2) and a store room (14m2 - with potential as an additional bedroom or shower room).
Cellar
Below the kitchen (and accessed from the front courtyard) there is a cellar / storage area.
Outbuildings
Attached to the house, and accessed from the courtyard to the back of the house, is a useful barn (about 30m2).
Exterior
To the front of the house is a walled courtyard garden, mainly laid to gravel, with a number of mature shrubs and a raised seating area.
To the back of the house is a second courtyard garden, laid to gravel with a number of climbing plants and a paved terrace shaded by vines.
Summary
Sitting in the heart of the village, the house is just a short walk from the River Charente and an easy cycle ride to the pretty market town of Châteauneuf-sur-Charente (with its supermarkets, shops, restaurants and train station to Angoulême and Royan).

Discuss an Offer
If this or other properties are of potential serious interest, you may wish to speak in confidence and without obligation or commitment with a sympathetic senior negotiator to discuss what flexibility there may be in the price.
Getting the right deal can be a question of good timing and we have that information.
Whatever you read in the press, it is simply not true that one can apply a percentage discount to the price of any property we like the look of. And it is a real shame to fall in love with a property that is beyond what you wish to spend or can afford.
