Situated in Crozant in the Limousin, on the banks of the river Sedelle, in the ‘ Valley of the Painters’ is a recently fully refurbished and extended 19th century watermill over three floors.

The underfloor heating is controllable in every room both manually and by an app. In addition a water source heat pump (extracting heat from the mill stream) drives both the underfloor heating and hot water, thus vastly reducing your heating bills, quite unique and super sustainable.
The mill has high quality aluminium double glazed windows, with integrated insect nets and has a recently fitted micro sewage system, producing 99% clean water.

The separate cottage offers a large living/kitchen/dining room which can also be used as a bedroom plus a further bedroom and shower room. Heated via a pellet stove.
There are doors leading to its own perfect raised veranda with river views. This currently produces an income on a holiday let basis (a future owner may need to reapply for the necessary permissions and business registration).The cottage also includes a separate garage and office/work room.
The gardens sweep along the river, with stream inlets running under small bridges throughout the grounds, different terrace areas provide outdoor dining space and there are many tranquil areas to sit and take in the incredible river and location.
The area is surrounded by high trees giving not only
a sense of forest living but also privacy.
Local shops and facilities are within 12 minutes, main train station to Paris is 28 minutes away and Limoges Airport is an hour’s drive.
