Enchanting village property with secret garden
- Quaint 1-bedroom house
- Many original features, oozing charm
- Pretty part-terraced garden
- Village location, 6km from shops
- Ideal holiday home or starter home
- 30 minutes from Ruffec and Confolens, 40 from Angouleme
Over three floors, at street level you enter into the eat-in kitchen which has a huge pellet burner in the fireplace to keep it toasty in winter months. The kitchen needs updating, so you have the opportunity to put your own stamp on it, and once done could be a fabulous kitchen-diner. On the first floor you'll find the lounge with original wooden floors and an impressive Charentais fireplace with wood burner. There is also a WC on this floor. On the top floor is the bedroom with en suite shower room. The bedroom is a large L-shaped room with a couple of large useful cupboards. There's room for part of this room to accommodate an additional bed for a child or to create office space.
Outside you'll find a garden in two parts, all accessed from the back door in the lounge. The first part is a charming ‘secret’ garden with a covered area for relaxing, socialising and eating alfresco. It is served by electricity and water. Next to this is a wood store. To the side, and up a few steps, is the other part of the garden, once a terraced vegetable plot with various fruit trees and with a little tlc could easily be brought back to its former glory.
The house is on mains drains, and is double glazed to the front. There is access to the internet and fibre is available in the village. The mairie in the village provides bread daily, and the house is just six minutes drive from the nearest local amenities, nine from the nearest supermarket and larger shops, and Confolens is just 30 minutes away.

Discuss an Offer
If this or other properties are of potential serious interest, you may wish to speak in confidence and without obligation or commitment with a sympathetic senior negotiator to discuss what flexibility there may be in the price.
Getting the right deal can be a question of good timing and we have that information.
Whatever you read in the press, it is simply not true that one can apply a percentage discount to the price of any property we like the look of. And it is a real shame to fall in love with a property that is beyond what you wish to spend or can afford.
