House
Ground floor
The front door opens into an entrance area which in turn opens out into a large central hall (about 20m2) with tiled floor. Off this hall, to the left, is bedroom (13m2) with tiled floor and views over the garden. Next to the bedroom there is a bathroom (bath, wash-basin and bidet) as well as a separate WC.
To the right of the hall a door opens to a garage (27m2) with access to the lane to the front of the house. From here a door opens to a room (10m2) - one of the two mill races runs below this room.
At the far end of this hall, an opening leads through to a second internal hall, off which are the kitchen (16m2) and a study (12m2). At the far end of this hall a pair of glazed doors opens to a huge triple-aspect living room (74m2) with wooden floor, exposed beam ceiling, fireplace and views over the garden as well as the mill pond.
First floor
A flight of stairs rises from the first internal hall to a large landing that runs the width of the house (24m2). Off the landing are five bedrooms (16m2, 16m2, 16m2, 15m2 and 12m2) - each bedroom has views over either the garden or the mill pond. Off the landing there is also bathroom (bath, shower and wash-basin) as well as a separate WC.
To the far end of the landing a pair of glazed doors opens to a second vast living room (74m2) with wooden floor and views over the garden as well as the mill pond.
Attic
From the landing there is access to the attic space which provides plenty of room for storage.
Cellar
Below the house there is an extensive cellar. The cellar houses the oil-fired central heating boiler as well as the oil tanks. There is access to the two mill races that run below the house and there is also a door to the garden to the back of the house.
Exterior
The house comes with 2634m2 of land. This is divided into two sections - the house with its garden and jsut over the lane, another section of garden whihc touches the mill pond and as well as being prettily landscaped it offers plenty of parking space.
The garden to the back of the house is bordered by streams (the source of the River Boutonne is just a few minutes' walk), giving the property a sense of being an island. The garden is mainly laid to lawn and is well planted with specimen trees. The clear waters of the Boutonne are teeming with wildlife making the garden a nature-lover's paradise.
Summary
This extremely spacious house offers many possibilities: a large family home, a B&B or the potential to be converted into two generous apartments. Its location, on the very edge of this popular market town, offers the best of both worlds - instant access to the countryside yet within walking distance of the town's shops, restaurants etc.
The concept of "Petites Cités de Caractère" is to enhance the value of atypical communities, rural by their location and limited population, and urban by their history and heritage.

Discuss an Offer
If this or other properties are of potential serious interest, you may wish to speak in confidence and without obligation or commitment with a sympathetic senior negotiator to discuss what flexibility there may be in the price.
Getting the right deal can be a question of good timing and we have that information.
Whatever you read in the press, it is simply not true that one can apply a percentage discount to the price of any property we like the look of. And it is a real shame to fall in love with a property that is beyond what you wish to spend or can afford.
