5 bed period property, large garage/workshop, 1.9ha land

  • Period 5 bed property
  • Accommodation over three levels
  • Central heating, double glazing
  • Large garage/workshop/storage area
  • Plot size extends to 1.9ha
  • Close to everyday amenities
Built originally as a Maison de Maître circa 1840, this beautiful period property was believed to have been renovated between 1920 and 1940. It has since then been restored to modern standards and has been a comfortable and loved family home for the last 25 years. This is a four bedroom house set in well maintained gardens and parkland, situated on the south edge of Gout-Rossignol, approximately 7km from the bustling village of Verteillac, and 44km to Périgueux in the south west and 36 km to Angoulême in the north east, the latter having TGV connections to Paris and Bordeaux.

The property is approached via a gravel driveway with new English style seven barred wooden gate which swings around to a turning circle at the front of the house with a beautiful Southern Magnolia centrepiece. There is a painted metal gate to the rear. This comfortable house has rendered walls and a high level of insulation, oil fired central heating, modern double glazing throughout, and wood burning stoves in both the lounge (13KW) and dining room (8KW). The kitchen features John Lewis of Devises units and a fully fitted Electric Aga Cooker and summer module with 2 electric ovens and gas hob. These will all remain and are included in the sale.

The accommodation is offered over three floors and briefly comprises on the ground floor a lovely front-to-back through entrance hall giving access to the dining room on the left and lounge on the right. Both lounge and dining room are nicely sized family rooms ( APPROX 20 m 2) with fireplaces fitted with wood burning stoves. Through the dining room is a large kitchen with the Aga and central island. To the rear of the kitchen there is a utility room/boot room with WC, and a cloakroom with second exterior door.

On the first floor there are two large bedrooms with ensuite bathrooms, a third double bedroom, and a separate dressing/shower room. All the bedrooms have central heating, are carpeted, and feature double glazed windows with lovely countryside views.

The second floor is a converted loft space, accessed via a wooden staircase leading up to a large lounge/leisure area. Off the lounge area there is a separate hallway with large storage room, leading to a comfortable studio bedroom with ensuite family bathroom containing both bath and shower cubicle. The loft is fully insulated with six double glazed Velux windows providing plenty of light throughout and a view of the stars at night.

At the rear of the house is a fenced seating area, leading to a lawn with a lavender circle, raised beds and generously stocked rose beds.

Across the driveway there is a large two floor block-built barn, featuring on the ground floor a workshop and six car garage with inspection pit. The first floor has a large open space with potential for conversion to living accommodation subject to planning permission. If restoring classic cars is not something of interest, the barn could easily be converted to stables, given that there is a large 4 acre paddock on the property, ideal for keeping horses.

The garden, parkland and paddock surround the property with approximately 1.9ha. Near the barn there is a potting shed, greenhouse and chicken coop, and an orchard containing many fruit trees including Apples, Pears, Damsons and Cherries. Further from the house there are several large Walnut trees and many mature specimen trees including Chestnuts, Maples, Indian Bean, Ginko and Copper Beaches.

The property is located in the heart of the beautiful Dordogne countryside, with everything that has to offer. Close to bakeries, coffee shops, restaurants and supermarkets, but far enough away from the hustle and bustle to guarantee peace and tranquility.

Discuss an Offer

If this or other properties are of potential serious interest, you may wish to speak in confidence and without obligation or commitment with a sympathetic senior negotiator to discuss what flexibility there may be in the price.

Getting the right deal can be a question of good timing and we have that information.

Whatever you read in the press, it is simply not true that one can apply a percentage discount to the price of any property we like the look of. And it is a real shame to fall in love with a property that is beyond what you wish to spend or can afford.

To arrange a callback, please email in-confidence@beauxvillages.com
