Full Details
Main house
Ground floor

The front door opens to the entrance hall (16m2) to the house, this has plumbing and can be used as a utility area. A staircase rises to the first floor. To the left is a bedroom (20m2) with tiled floor, exposed beam ceiling and a fireplace. To the rear of the room a door opens to a shower room (shower, wash-basin and WC).

To the right of the entrance hall a doorway leads through to the sitting room (30m2) with tiled floor, exposed beam ceiling and stone fireplace. This leads on to a spacious dining room (27m2) with tiled floor, exposed beam ceiling, exposed stone feature wall and a pretty stone fireplace. There is a second staircase here to the first floor.

To the right of the dining room a doorway leads through to the kitchen (25m2) with tiled floor, exposed beam ceiling, exposed stone wall, a range of kitchen units and a pair of glazed doors to the garden.

Off the kitchen is a large utility room (about 36 m2) which houses heat pump as well as backup oil and wood fired central heating boilers.

First floor

A staircase rises from the entrance to the first floor landing, off which are two bedrooms (13m2 and 18m2) as well as a shower room, a bathroom and a separate WC. A steep staircase rises to one of the attics which has been converted to provide a room (11m2 - with limited head-height).

At the end of the landing a door opens to a third bedroom (11m2) which has a door leading to a second landing / office (19m2) with exposed beam ceiling and a wooden staircase down to the dining room. Off the landing is a shower room. A steep staircase rises to the second attic which has been converted to provide two rooms (18m2 and 13m2).

To the left of the landing a door opens to a large bedroom (25m2) which has a mezzanine sleeping level (about 17m2).

From here a doorway leads through to the master bedroom suite with bedroom (13m2), dressing room and shower room (shower and twin wash-basins plus WC). There is also a door to a staircase down to the games room (so the master suite could be easily turned into a further gite).

Additional buildings / rooms
Games room
A door from the utility room in the main house and a large doorway from the garden both open to a very large room which provides useful storage and which has also successfully served as a reception / party space. There is a separate WC. The building was formerly a barn.

Gite 1
To the far end of the party room a flight of stairs leads up to a space (41m2) which currently serves as a 2-bedroom apartment with sitting area, kitchenette and shower room .

Offices
Next to the apartment are three large rooms that have been used as offices (48m2, 43m2 and 32m2) which could be converted to further gites (subject to any relevant change of use permissions). There is also a separate WC and kitchen area.

Barn
The rest of this outbuilding remains as barn and provides a large storage space.

Gîte 2
Detached from the house and barn is a pretty gîte with living room (33m2), two bedrooms (14m2 and 10m2) and a shower/bathroom with separate WC.

Exterior
The buildings sit on an edge-of-village plot of 47460 m2 (over 11 acres) with three access points from the lanes. Part of the land forms the gardens with orchard and vegetable garden. The rest of the land forms paddocks for horses. To the rear of the house is the swimming pool area with a large heated pool (12m x 6m), terracing, pool house with WC, kitchenette and BBQ.

This is a substantial property where the current owners have undertaken a great deal of work - and yet there is still potential for further development should the new owner wish (subject to any relevant permissions).

In a good location near the popular market town of Mansle, and with gîtes, pool, offices, land and scope for further development, this is a great property with good income potential.

Discuss an Offer

If this or other properties are of potential serious interest, you may wish to speak in confidence and without obligation or commitment with a sympathetic senior negotiator to discuss what flexibility there may be in the price.

Getting the right deal can be a question of good timing and we have that information.

Whatever you read in the press, it is simply not true that one can apply a percentage discount to the price of any property we like the look of. And it is a real shame to fall in love with a property that is beyond what you wish to spend or can afford.
